HREV was founded in 2011 by a core team of experienced professionals bringing together substantial track record as real estate owners, institutional investors, and capital markets professionals. The HREV team has a long legacy of owning, operating and financing properties, and is adept in converting the challenges of each project into scalable objectives.

Jon Halpern

Founder, Managing Partner & CEO

Jon Halpern has over 30 years of professional experience in Real Estate investing. Mr. Halpern began his career in 1985, stepping in to lead Halpern Enterprises, one of New York’s leading regional commercial and residential property owners and operators. In 1994, he partially exited Halpern Enterprises’ commercial office portfolio through an UPREIT merger with Reckson Associates Realty (RA:NYSE), New York’s leading commercial office owner, and joined the company as Executive Vice President and a member of the Board of Directors upon Reckson’s public listing on the NYSE. In addition to his management and corporate governance roles,

Mr. Halpern founded the Reckson Opportunity Partners fund, through which he acquired and supported management to develop multiple real estate operating companies including HQ Global Workplaces, the world’s largest serviced office company and American Campus Communities, the US leader in student housing (ACC:NYSE). After exiting the HQ Global investment in 2000, Mr. Halpern was asked to take leadership of the company in late 2001. Between late 2001 and 2003, he served as CEO of HQ Global investment, which resulted in a successful restructure in the business. In 2003, he launched the Real Estate Private Equity business at Marathon Asset Management, an $11 billion global investment management firm.

Between 2003 and 2010, Mr. Halpern was responsible for the firm’s multi-billion-dollar real estate platform, and was also invited to join the leadership team of the firm as both Partner and Executive Management Committee member. In 2011 Mr. Halpern launched HREV, consequently assembling and mobilizing a core team of senior professionals, whose objectives include, but are not limited to building a best-in-class real estate investment, operating, and advisory platform. Mr. Halpern received a Bachelor of Science in Business with concentrations in Real Estate and Finance, from the University of Colorado.

Mr. Halpern lives in Tribeca, New York City, were he and his family are actively involved with the New York community, serving on the Westchester Medical Center Foundation, the Mayor’s Fund to Advance New York City, and the Hudson River Park Trust.

Greg Simon

General Counsel & COO

Mr. Simon joined HREV in 2019.  Prior to joining HREV, Mr. Simon served as Executive Vice President and General Counsel of ACRE Realty Investors, Inc., a commercial real estate investment and operating company which was publicly traded on the NYSE MKT, and as a Senior Vice President of Avenue Capital Group’s Real Estate Strategy. Avenue is a global investment firm focusing on distressed securities and private equity. Before joining Avenue, Mr. Simon was a Senior Vice President at Glenmont Capital Management LLC, an institutionally backed manager of closed-end opportunistic real estate funds, where he was responsible for overseeing Glenmont’s asset management and legal activities. Prior to that, he was Counsel in the real estate department of Herrick Feinstein LLP and, prior to that,  Counsel in the real estate department of Hogan & Hartson LLP and an associate at a predecessor firm.

Mr. Simon received a B.A. from Emory University (1988) and a J.D. from Illinois Institute of Technology Chicago-Kent College of Law (1992).

Judah Miller

Judah Miller joined HREV in 2019. Prior to joining HREV, Mr. Miller was Director at Marathon Asset Management, a global investment management firm. In that capacity, Mr. Miller oversaw the daily operations and monthly closes of Hedge Funds, Private Equity Funds and separately managed accounts, working closely with investment, accounting, operations, technology, tax, compliance and legal teams. Prior to becoming Director, Mr. Miller was Financial Controller for the Firm’s Structured Finance Fund, Real Estate Equity Fund, and management company.

Before joining Marathon, Mr. Miller worked at Goldstein Golub & Kessler, a New York public accounting firm, where he was responsible for Audit, Tax and Accounting services in their Real Estate and Financial Services groups. In that capacity, he audited Hedge Funds, Private Equity Funds, Broker-Dealers, and Real Estate investment entities and was responsible for the tax preparation and review of those entities.

Mr. Miller received a B.S. from Yeshiva University in 2000 and is a CPA, licensed in the state of New York.

Development Manager

Joel joined Halpern Real Estate Ventures in 2016 as a Development Manager. Prior to joining Halpern Real Estate Ventures, Joel spent two years at JMH Development, a Brooklyn based developer focused on high quality residential and hospitality projects throughout the New York Metro and South Florida markets.

At JMH Development, Joel worked as a Project Manager, responsible for the day-to-day project management, upkeep of financial underwriting and budget management of active projects in the pre-development and construction phase. At JMH, Joel was also responsible for sourcing and underwriting new prospective acquisition deals, all while also staying actively involved in the marketing and sales process from conception to delivery.

Joel was involved in the acquisition and pre-development of a $150MM luxury condominium project in South Florida, as well as a $75MM development of a Starwood Hotel in Miami Beach. Joel received a Bachelor of Arts in Economics with concentrations in Finance and International Affairs from the George Washington University.

Marc Kramer
Marc Kramer
Senior Associate, Acquisitions

Marc Kramer is a Senior Associate on the Acquisitions Team with roles primarily related to sourcing, underwriting, structuring, and closing real estate transactions.

Prior to Halpern Real Estate Ventures, Mr. Kramer began his career in the Wheel Program at CBRE where he received great exposure to Global Corporate Services, Loan Sales, Tenant/Landlord Representation, and Investment Sales in the Baltimore-Washington D.C. metropolitan area.

He transitioned from this rotational program into a more permanent role on the CBRE Office Investment Sales Team. Over the past the 3 years, Mr. Kramer has made the transition to the principal side working for Akridge, a local D.C. developer along with the Peebles Corporation, a New York based national developer.

Mr. Kramer earned an MS in Real Estate Finance from Georgetown University and a BS in Finance from the University of Maryland.

Charlie Chong
Charlie Chong

Charlie Chong is a Controller on the Finance team at Halpern Real Estate Ventures.  As the Controller, he is responsible for internal and external aspects of the firm’s financial management.  Prior to joining HREV, he was a Fund Controller at Brevet Capital Management, a government-focused specialty lender. Mr. Chong was responsible for the day to day accounting as well as financial reporting for the hedge fund, private equity fund and managed account products. Mr. Chong has over 12 years of finance experience having held accounting positions in both the public and private space.

From 2010 to 2015, Mr. Chong was a Senior Associate on the accounting team at Medley Management Inc. (NYSE: MDLY), an alternative asset management firm, offering yield solutions to retail and institutional investors and focusing on credit-related investment strategies. He was responsible for financial reporting for the private equity fund and the business development company, Medley Capital Corporation (NYSE: MCC).

Prior to Medley, Mr. Chong held various accounting positions at public accounting firms providing accounting, audit and tax services to various industry clients.

Mr. Chong received a Bachelor of Business Administration with a concentration in Accounting from York University in Canada and he is a licensed CPA in the State of New York and a member of AICPA.

Sustainability Consultant

Sarah has had a lifelong passion for environmental preservation. Earlier in her career she worked in marketing primarily for real estate and environmentally focused companies. She then ran the Solid Waste and Zero Waste Programs for the NYC Mayor’s Office. Her work there focused on implementing the Zero Waste Plan by increasing commercial, school, and NYCHA composting and recycling, encouraging waste reduction, reuse, and donation, reducing greenhouse gas emissions from waste, and developing/improving waste policy. She is responsible for helping create the Zero Waste section of OneNYC and leading the development of the Waste section of Mayor de Blasio’s 80×50 plan. Sarah also ran the multi-agency Zero Waste Steering Committee, co-lead the OneNYC Water Fountain and Bottle Refiller Task Force, developed and lead the Mayor’s Zero Waste Challenge, and pushed forward groundbreaking work around light pollution, before co-founding Think Zero LLC.

Sarah is Chair of the Manhattan Solid Waste Advisory Board (SWAB), a Board Member of Earth Day New York and a member of the Board of Trustees of the College of the Atlantic, one of the leading sustainability colleges in the US.

Sarah holds a B.S. from Boston University School of Management and a certificate from New York University. She is certified as a TRUE Zero Waste Business Associate by GBCI.
